5 Joint Venture Pitch Tips

Does the finance hurdle of property investing seem insurmountable? If so, then it's time to look at joint ventures (JVs) as your golden ticket to expanding your property portfolio.
But how do you actually get those JV partners to invest in your deals?
Let's break it down with five simple tips.
Tip 1: First impressions matter! You've got a tiny window, like at a networking gig, to dazzle them. Be memorable and charming and AUTHENTIC. Remember, investors invest in people, so be someone they'd want to team up with (and make sure they are someone you want to team up with).
Tip 2: Private investors get bombarded with pitches daily. Keep it simple and crystal clear. Highlight why they need to jump on board with you. Figure out their pain points and understand what they are looking for in an investment and share how you can give them what they want.
Tip 3: Offer them something unique. A piece of the cash flow and equity pie could sweeten the deal. Stand out from the crowd by showing off what makes you different. Investors aren't interested in copycat ideas.
Tip 4: Investors love a go-getter. Show them your track record of getting stuff done. Positive examples of your skills and determination will seal the deal.
Tip 5: If your potential partner seems keen, why not suggest grabbing lunch? It's a great way to chat more about your property plans. Who knows, it could be the start of a beautiful JV relationship.
Seriously - I know those sound like simple and common sense things to do - but MOST PEOPLE won’t do it.
So just get out there and make friends. Get to know people and understand what they are looking for and how you can help them and the rest will all fall into place. Maybe not with the first pitch or the second or even the third…but the more you practise, the more people you meet, the more you do the better you will get and the easier the JVs will be to negotiate!
